Owner's Representative

  • Set up Project, find architect, review contracts, meet subcontractors, review schedule and specifications. See Set Up blog entry

  • Document Storage. Maintain a copy of your project file. See blog entry on Document Storage.

  • Start up Project. Review with you all the contracts, builder, landscaper in a package or individual. See blog entry on Contracts

  • Monitor Progress. I use photography with descriptive captions of each photo. Where it is, what it is, any issue shown, general progress. See blog entry with sample Photo Log.

  • Close-out. Manage punch list with the architect, city inspection, financial close out details. See blog entry on Close Out.

  • Low Monthly Fee. arranged in advance. Cancel anytime. Roughly 2% or 3% of the entire project cost for the duration, depending on the project. See our blog entry on Monthly Fee.

  • We solve hiccups along the way. We review the contractor’s position on any issue for you and hear the architect’s advice. We review the costs and time impacts and help you decide.  

  • We are ready with the materials from our OR services to document progress and keep the schedule headed for finish on time.
